Asbestos is a naturally occurring fibrous mineral that was widely used in construction materials throughout the 20th century. It is estimated that up to half of UK homes may still contain some form of asbestos-containing materials (ACMs).
It was commonly used because of its strength and excellent resistance to heat, fire, and chemicals, making it a popular choice for insulation and building products.
Asbestos only becomes dangerous when fibres are disturbed and released into the air. If these fibres are inhaled, they can cause serious health conditions, including mesothelioma and lung cancer.
Under Control of Asbestos Regulations 2012 (Regulation 4), there is a legal duty to manage asbestos in non-domestic premises. This responsibility applies to owners, landlords, and occupiers of commercial properties—such as shops, offices, and industrial units—who are responsible for maintenance or repair work.
Those with this duty must identify whether asbestos-containing materials (ACMs) are present, assess their condition, and ensure they are properly managed. If asbestos is found, or even suspected, appropriate measures must be put in place to control the risk.
This duty can also extend to the shared areas of certain domestic properties, such as communal stairwells, corridors, and service areas.
If you suspect that asbestos has been disturbed on your premises, all work should be stopped immediately. Asbestos Building Consultants Ltd recommends conducting a Reassurance Air Test in the affected area, along with taking a Bulk Sample of the suspected asbestos-containing material (ACM).
